What's The Green Truth?

Vic is looking for lenders who understand green home loans or loans for energy efficient homes... we have those in Alaska but California must not have a system in place for them...any ideas anyone?

Alaska has been a forward thinker on helping people buy homes with lower interest rates and rebates for energy efficient homes... what do they have in the rest of the United States....

I'm listing a green home next week.  It is fabulous.  The timing is ideal because our MLS recently added the following terms:

  • Green Certifying BodyGreen Home
  • Green Certification Rating
  • Green Year Certified
  • Green Building Certification 
  • Earthcraft House
  • Energy Audit Available
  • Energy Recovery Ventilator
  • Environments for Living Rated
  • FSC Certified Wood Products
  • IAQ Tested
  • ICF Compatibale Features
  • Locally Sourced Building Materials
  • Low Flow Faucets
  • Photovoltaics
  • Rain/Freeze Sensors
  • Recycled Building Materials
  • Smart Electric Meter
  • Solar Electricity
  • Turbines
  • Wind Generator
  • Windmill

I'm a pro, not an amateur, so I have done several things in preparation for marketing this home.  I've checked to see if I need to be an EcoBroker to maximize their exposure - It would be nice, but I don't need the designation to sell this home.  It looks like a very good designation for marketing though. 

I've researched all of these terms and discussed them with my client.  We're on track for success with one exception:

I keep coming across offers of Green Mortgages like; myEnergyLoan, HUD's FHA Insured Energy-Effecient Loan Program, Energy Star Mortgages, Chase and B of A offer Green incentives, and there are other fluff offers. 

I know that the most common programs are closing cost savings.  Are there any programs that give my buyer better rates for buying this green home?  I've got some great marketing ideas if I have a genuine loan program.  I need your help!  What's the truth behind Green Mortgages?  The myEnergyLoan looks like the real deal but I haven't had any luck finding a lender who can offer it in California.

Imagine the appeal of an electric bill of zero every month, a gas bill that is less than half of any of your neighbors and a water bill that is lower than you have ever seen on top of the lowest interest rate of any of your friends!  That is a home anyone would want, especially this beauty I have coming up!  Won't you help me sell this green home?  What is the truth behind Green Mortgages.  What is the green truth?
